NEWRY RIVERFRONT PROPERTY SELLS FOR $1.925 MILLION AFTER BOUNDARY CHANGE

A six-bedroom home with frontage on the Sunday River sold for

$1,925,000 on October 13, less than a year after town officials approved

a lot-line adjustment affecting the property. Lyons Maine LLC of

Newry sold the residence at 808 Sunday River Road to Francis R. Abram

and Donna Abram of Newry. The warranty deed was signed

October 13 andrecorded at the Oxford County Registry of Deeds

on October 14. The buyers have previously been involved in real

estate transactions in the Bethel and Newry area. Newry's 2026–27

tax records identify Francis R. Abram and Donna Abram as joint

owners of property on Morganite Way. An Oxford County deed

recorded August 31, 2026, also documents their sale of Bethel

property to Savage Land Development LLC.

The home, built in 2006, has approximately 4,500 square feet of living

space, six full bathrooms and one half bathroom, according to Maine

Listings. It includes a two-bedroom apartment above the attached garage, bringing the property's advertised bedroom count to six. The real estate listing describes approximately 600 feet of frontage on the Sunday River, an apple orchard, open meadows and views of the surrounding mountains. The property is about two miles from Sunday River Resort.

Inside, the home features a kitchen with custom cabinetry and Viking appliances, a living room with a gas fireplace and a first-floor primary bedroom suite with a sauna and adjoining sunroom. Three

additional bedrooms with private bathrooms occupy the second floor of the main residence. The apartment above the garage has two bedrooms, separate living areas, a shared kitchen and laundry facilities. The listing described a history of seasonal rentals for the apartment and said its furnishings were included in the sale. The property was originally offered for $2,699,000 in June 2025. After several price reductions and subsequent listings, it was offered for $2,175,000 in June 2026 before selling for $1,925,000. The property's acreage changed during that period.

At its November 5, 2025, meeting, the Newry Planning Board considered an application from Lyons Maine LLC to adjust a boundary in the Baker Acres III subdivision. According to the approved meeting minutes, Jason Ahearn explained that he was building a home at neighboring 814 Sunday River Road and wanted to protect the view from that property in case 808 Sunday River Road was sold.

The proposed adjustment reduced the 808 Sunday River Road parcel from 11.1 acres to 9.2 acres. The Planning Board unanimously approved the change, finding that it required no new infrastructure or alterations to the landscape.

The October 2026 state real estate transfer declaration identifies the property sold as 9.20 acres, consistent with the approved adjustment. The sale represents one of the higher-priced residential transactions identified in Western Maine Report's recent review of Oxford County real estate transfers.

Newry — On Oct. 5, Richard J. Floramo Jr. and Krista A. Floramo of Lynnfield, Massachusetts, sold Lot 26 on Mount Will Drive to Malry LLC of Bryant Pond for $250,000. The 2.70-acre vacant parcel is part of the Peaks subdivision. The property is assessed at $178,800. The warranty deed was dated Oct. 2 and recorded Oct. 5.

Norway — On Oct. 7, Christopher G. Farrar of Norway sold 14 and 16 Hayden Avenue to Gloria and David Groves of Sabattus and Hannah R. Jones of South Paris for $330,000.
